All finuncial statements of tLe Mortgagor or G~uarantor, if anp, shall bc prepared in accordance with generally accepted accounting practice, shall be delivered in dnplicate, and, in the case of the Mortgagor, sball be accompanied by the certificate of a principal financial or acconuting o~cer of the Mortgagor, dated within five (5) days of the delivery of such statements to the Mortgagee, stating that he knows of no Event of Defanlt, nor of anp defanlt which after notice or lapse of time or both wonld conatitnte an Event of Default, which has oocnrred and ia continning, or, if any snch defanlt or Event of Default has occnrred and ie continning, apecifying the natnre and period of egistence thereof and wbat action the Mort- gagor has taken or proposea to take with respect thereto, and, eacept as otherwise speciSed, stating that the Mortgagor Las fnlfilled all its obligationa nnder tLis Mortgage which are reqnired to be fnlfilled on or prior to the date of snch certificate. (c) The Mortgagor, within three (3) days upon reqnest in person ' or within Sve (5) daya npon reqnest by mail, will fnrnish a written ~ statement dnly acknowledged of the amonnt dne whether for prineipal ~ or interest on thia Mortgage and whether any offsete or defensea euat ` against the Mortgage indebtedness. $~ox 1.12. The Mortgagor will not commit any waste on the Premises or make any change in the nse of the Premises which will in any way increase any ordinary fire or other hazard arising out of conetrnction or operation. The Mortgagor will, at all times, maintain the Improvements in good operating order and condition and will promptly make, from time to time, all repairs, renewals, replacements, additions and improvementa in connection therewith which are needfnl or desirable to snch end.
