whether by action, snit or proceeding in equity or at law for
tLe specifie performance of any covenant, condition or agree-
ment in the Note or in the Bnilding Loan Agreement or in
this Mortgage, or in aid of the eaecntion of any power herein
granted, or for any foreclosnre herennder, or for the enforce-
ment of any other appropriate legal or eqtutable remedy or
otherwise as the Mortgagee shall elect.
S$criox 2.02. (a) The Mortgagee may adjonrn from time to time
any sale by it to be made nnder or by virtne of tlus Mortgage by
announcement at the time and place appointed for snch sale or for
i snch adjonrned sale or salea; and, eacept aa otherwise provided by any
f applicable provision of law, the~ Mortgagee, withont fnrther notice or
~ pnblication, may make such sale at the time and place to which the
° same ahall be so adjonrned.
(b) IIpon the completion of any eale or sales made by the Mor~
gagee nnder or by virtne of this Article II, the Mortgagee, or an
officer of any conrt empowered to do so, shall ezecnte and deliver to
the accepted pnrchaser or pnrcLasera a good and sn~cient instrament,
or good and an~cient instrnments, conveying, assigning and tranefer-
ring all eatate, right, title and intereat in and to the property and righta
8old. The biortgagee is hereby appointed the trne and lawfnl attorney
irrevocable of the Mortgagor, in ita name and atead, to ma~e all neces-
sary conveyancea, assignments, transfers and deliveries of the Mort-
gaged Property and righta so sold and for that pnrpose the ~iortgagee
may ezecnte all neceseary instrnments of conveyance, assignment and
transfer, and may substitnte one or more persons with like power, the
Mortgagor hereby ratifying and con8rming sll tLat ita said attorney

Nevertheless, the Mortgagor, if ao requested by the Mortgagee, ahall
ratify and confirm any snch sale or aales by ezecnting and delivering
to the Mortgagee or to anch purchaser or purchasera all anch instrn-
