Section 2.01 from the dne date of any snch payment of principal
nntil the same is paid.
Third : To the payment of any other snms reqnired to be paid ~

closnre and sale, the Mortgagee may bid for and acqnire the Mortgaged
Property or any part thereof and in lien of paying cash tLerefor may
make settlement for the pnrchase price by crediting upon the indebted-
ness of the Mortgagor secured by this Mortgage the net sales price
after dedneting therefrom the eapenses of the aale and the costs of the
action and any other enms which the Mortgagee ia suthorized to dednet

~ S$crio~ 2.03. (e) In case an Event of Defanlt described in clanse
~ (a) of Section 2.01 shall have happened and be continning, then, npon
~ written demand of the Mortgagee, the Mortgagor will pay to tbe
Mortgagee the whole amonnt which then shall have become dne and
payable on the Note, for principal or interest or both, as the case may
be, and after the happening of said Event of Defanlt will also pay to
the Mortgagee interest at the Involnntary Rate on the tLen nnpaid
principal of the Note, and tbe snms required to be paid by the Mort-
g?agor pnrsnant to any provision of thia Mortgage, and in addition
tLereto aneh fnrther amonnt as ahall be snfficient to cover the costa
and ezpenaea- of collection, inclnding reasonable compenaation to the
Mortgagee, ita agents, and connsel and any expenses inenrred by the
Mortgagee herennder. In the event the Mortgagor shall fail forthwiffi •
to pay anch amounts npon snch demand, the Mortgagee ahall be en-
titled and empowered to institnte snch action or proceedings at law or .
