ment or final decree against the Mortgagor and collect, out of the
prnperty of the Mortgagor wherever sitnated, as well as ont of the
~ Mortgaged Property, in any manner provided by law, moneys adjndged
or decreed to be payable.
(b) The Mortgagee shall be entitled to recover jndgment as afore-
said either before or after or dnring the pendency of any proceedinas
for the enforcement of the provisions of this Mortgage; and the right
of the Mortgagee to recover snch jndgment ahall not be affected by
any entry or sale berennder, or by the ezercise of any other right,
power or remedy`for the enforcement of the provisions of this Mor~
gage, or the foreclosnre of the lien hereof; and in the event of a sale
of the Mortgaged Property, and of the application of the proceeds
of sale, as in this Mortgage provided, to the payment of the debt
hereby secnred, the Mortgagee shall be entitled to enforce payment of,
j and to receive all amonnts then remaining dne and mipaid npon, the
i Note, and to enforce payment of all other charges, payments and costa
` dne nnder this Mortgage, and ahall be entitled to recover jndgment for
~ any portion of the debt remaining nnpaid, with interest. In case of
proceedings againat the Mortgagor in insolvency or bankrnptcy or any
proceedings for its reorganization or involving the liqnidation of ita
asseta, then the Mortgagee shall be entitled to prove the whole amonnt
of principal and interest dne upon the Note to tLe fnll amonnt thereof,
and all other payments, charges and coats dae under this Mortgage,
withont dedneting therefrom any proceeds obtained from the sale of I
the whole or any part of the Premisea, provided, however, that in no ;
case shall the Mortgagee receive a greater amount than snch principal ~
and interest and snch other payments, charges and costs from the i
aggregate amonnt of the proceeda of the sale of tbe Mortgaged Prop- ~
erty and tbe diatribntion from the eatate of the Mortgagor. ;

(c) No recovery of any jndgment by the Mortgag?ee and no levy ~
of an eaecntion nnder any judgment upon the Mortgaged Property or ~
npon any other property of the Mortgagor shall affect in any manner ~
or to any egtent, the lien of this Mortgage npon the Mortgaged Prop-
. erty or any part thereof, of any liens, righta, powera or remedies o! ~
