(d) Any moneys thns collected by the Mortgagee nnder thia See-
tion 2.03 shall be applied by the Mortgagee in accordance with the _
provisions of paragrapb (d) of Section 2.02.
S$c~riox 2.(34. After the happening of any Event of Defanlt and
immediately npon the commencement of any action, snit or other legal
proceedinga by the Mortgagee to obtain jndgment for the principal of,
or interest on, the Note and other sums reqnired to be paid bp the
Mortgagor pnrsnant to any provision of thia Mortgage, or of any other
natnre in aid of the enforcement of the Note or of this Mortgage, the
Mortgagor will (a) waive the issnance and service of process and
enter its volnntary appearance in snch action, snit or proceeding, and
(b) if reqnired by the Mortgagee, consent to the appointment of a
! receiver or receivers of the Premises and of all the earnings, revennes,
~ rente, issnea, profits and income thereof. After the happening of any
~ Event of Defanlt and dnring ita continnance, or npon the commence-
ment of any proceedings to foreclose this Mortgage or to enforce tlie
specific performance hereof or in aid thereof or npon the commence-
~ ment of any other jndicial proceeding to enforce any right of the
Mortgagee, the Mortgagee shall be entitled, as a matter of right, if it
shall so elect, withont the giving of notice to any other party and
witLont regard to the adeqnaey or inadeqnaey of any aecnrity for the
Mortgage indebtednesa, forthwith either before or after declaring the
nnpaid principal of the Note to be due and payable, to the appointment
of anch a receiver or receivers.
8sc~riox ~.05. Notwithstanding the appointment of anp receiver,
liqnidator or trastee of tLe Mortgagor, or of anp of its property, or
of the Mortgaged Property or any part thereof, the Mortgagee ahall ~
be entitled to retain poasesaion and control of all property now or
hereafter held nnder thie Mortgage. .
Sa~ox 2.06. :JO remedy herein conferred upon or reserved to
the Mortgagee is intended to be ezclnsive of any other remedy or
