No delay or omission of the Mortgagee to eaercise any right or power accrning npon any Event of Defanlt shall impair any snch right or power, or shall be const: ned to be a waiver of any snch ~vent of Defanlt or ~ any soqnieseence therein; and every power and remedy given by this 1liortgage to the Mortgagee may be eaercised from time to time as . often as may be deemed eapedient by the Mortgagee. Nothing in this Mortgage or in the Note shall affect the obli.gation of the Mortgagor to pay the principal of, and interest on, the Nots in the manner and at the time and place therein reapectively ezpreased. $scriox 2.07. The Mortgag?or will not at any time insist npon, or . plead, or in any manner whatever claim or take any benefit or advan tage of any stay or eatension or moratorinm law, any eaemption from ` ezecntion or sale of the Mortgaged Property or anp part tLereof, M wherever enaeted, now or at any time hereafter in force, wluch may ~ affect the covenants and terms of performance of this Mortgage, nor ~ claim, take or insist npon any beneSt or advantage of any law now or hereafter in force providing for tbe valnation or appraisal of the Mortgaged Property, or any part thereof, prior to any sale or sales tbereof which may be made pnrsnant to any provision herein, or pnrsnant to the decree, jndgment or order of any conrt of competent jnrisdiction; nor, after any anch sale or sales, claim or eaercise any right nnder any statute heretofore or hereafter enacted to redeem the property so sold or any part thereof and the Mortgagor hereby ea- preasly waives all benefit or advantage of any anch law or lawa, and oovenanta not to Linder, delay or impede the eaecntion of any power herein granted or delegated to the Mortgagee, bnt to snffer and permit tbe eaecntion of every pnwer as tho~gh no sncli law or laws had been ~ . made or enacted.
