AND THE MORTGAGORS DO hereby a~venant and agree:
1. To pay all and singular the princi'pal and interest and other sums of money Irayabk by virtue of said promissory note
and this mortgage, or either, promptly on tbe days respectively the same severallv come due.
2. To pay all and s~gular the taxes, a~ents. levies.liabilities• abligations and incumbrances of every natnre and ldnd
now on said described pioperty, or that hereafter may be imp~se~1, suffered, plaoed, levied, or assessed theseon, or that hereaker
may be levied or assessed upon this Mortgage, or the indebtedness secured hereby, cach and every, when due and payable.

any thereof is of record the same shall be promptly satisfied and diccharged of reoord and the original official docvment (such
as, for inctance, the tax reoeipt or the satisfaction paper officially endorsed or certified) shall be placed in the hands of said
Associatian as Mortgagee within ten days next aker payment; and in the event that any thereof is not paid, saticfied and discharged,
said Association may at any time pay the same or any part thenwf without waiving or affecbng any option, lien, equity or right

3. To kcep the buiidings aad ali equipment and prnonal property now or hereafter on said premisa oovertd by this mortgage,
insured in a sum eqaal to at least the amount of the mongage. or an amount suEficient to oomply ~rith any co-inaurance require-
ment oovering the same under the l~ws of the Stace oE Florida, oovering loss from both fire and storm, making t6e loa under said
policia, each and every. payable to the Asaociation. as mortgagee. as its interest may appear, and aaid insurance shall be in a good
and raponsible insunnce rnmpany satisfaaory eo said Association, and writcen by a respo~ible lod agent satisEactory to aaid Asso-
ciation; and the policy or policies shall bear a standard mortgage clause without oontributioa. and, if the original principal amount

To permit, commit, or suffer no waste, impairment or deterioration of said property, or any part thereof, and upon
the failuro of the mort~;agors to keep the buildings on said property in good condition of repair. ihe Association may demand the
~mmediate repair of said buildings or the immediate repayment of the debt hereby secured, and the failure of the mortgagors
to complv with said demand of the Association for a period of Thnty (30) days, shall constitute a breach of this mortgage,
and, at t~h~ option of the Association, immediately mature the entire amount of principal and interest bereby secured, and tl~e
Association, immediately and without noHce, may institute pmceedin;s to foreclose this mortgage and applv for the appointment
of a Receiver, as hereinaker provided.
5. This modgage contract ~xovides for additional advances which may be made at the option of the association and
secured by this mortgage, and it is agreed that in the eveat of such advances the amount may be added to the mortgage debt
and shaD increase tLe unpaid balanoe of the note hereby secured by the ainount of such advance and shall be a pait of said
note indebtedness under all the terms of said note and this c~ntract as fiilly as if a new such note and contract were eaecuted
~ and delivered. M additional advanoe agreement may be given and acxepted for such advance and provision may be made for
different monthly payments nnd a different interest rate and other ress modifications of the oontract, but ~ ull other respects

6. If any of the sums of money herein referred to be not promptly and fu11y paid within Thidy (30) days neat after
the same severally come due and payable, or if each and every the stipulations, agreemeni, conditions, and covenants of said
promissory mte and t}us deed, or either, are not duly perforn?ed, complied with and abided by, the aKg~+egate sum mentianed
in said promissory note and any other amount or amounts added to tbe mortgage indebtedness under the terms of this mortgage
shall baoome due and payable fo:thwith or thereafter at the option of the Asaociation, as fully and oompletely as if said aggregate
sum of moaey was originally stipulated to be gaid on such day, anythinY in said PIOavss°rY note or herein to the contrary not-

7. To deliver to the Association, on or before Mareh 15th, of each year, tax receipts evideacing the payment of all ~K•-
fully imposed tazes for the prececling calendar year; to deUver to the Association receipts evidencing the psyment of all liens
for public improvements within ninety (90) days after the same shall beoome due and payable, and w pay or discharge within
ninety (90) days after due date, any aad all governmental levies that may be made on the mortgaged property, on this mortgage
or note. or in any other way resWiing from th~ mortgaga indebtedness secured by this mortgage.
