balance, and that the aforesaid monthly paymente shall be applied
first to the intereat due on said unpaid balance, and the remainder
to be applied to the reduction of the principal of said indebtedness.
4. The Purchaser shall have the right to make additional pay-
ments in reduction of the principal indebtedness in such amounts and ' '
at such timea as said Purchaser may desire.
5. The Seller shall pay all taxes and assessments whatsoever
imposed upon the eaid premises that may be due and payable for the
year 1968 and all prior years. Taxes for the year 1969 and there-
after shall be paid by the Purchaser. The Purchaser ahall pay all
other taxea and asseaements whatsoever imposed upon the said premiaes
that may become due and payablej and, if not fully paid, the Seller,
may at their option, pay the same, with intereat and chargeB, if any,
and the same shall thereupon become a part of, and be added to, the •
purchase price herein, snd shall be due and payable with the install-
ment of purchase price next falling due.
6. If the Purchaser shall fail to meet any of the said payments,
I or any part thereof, or shall otherwiae fail to keep, observe and

' perform any of said conditions or covenants hereof, this contract, at

` the option of the Seller, shall cease and be of no further effect and
t shall be terminatedl and thereupon all payir~ents made under thia

I contract shall be retained by the Seller as liquidated damages= pro-
vided, however, that nothing herein contained shall be deemed or
construed to prevent the Seller fro m enforcing apecific performance of
R, this agreement in the event of default on the part of Purchaser. If

~ default is made by the Purchaser as aforesaid, the Seller may elect

~ 7. The Purchaser shall have the right forthwith to enter in and
