Second Parties hereby agree to pay all costs connected
with the recordinq of this agreement, which is to be re-
corded by December 31, 1968, in order for Second Parties
to receive homestead exemption.
First-Parties agree to utilize so much of the $100 monthly
payments as is necessa=y to pay the ad valorem taxes on the afore-
r
mentioned real property as well as the insurance premiums due
thereon each year. ,
Second Parties agree to pay all costs, charges, and expenses, i
including attorneys fees and title searches, reasonably incurred ~

or paid by First Parties because of the failure of Second Parties
to promptly and fully comply with all conditions and covenants of ~
this agreement. In the event Second Parties fail to pay when due
any sums of money.payable by virtue of this agreement, within 15
days next after the same becomes due, or if each and every the
agreement, stipulations, conditions and covenants of this agreement

are not fully perfonaed, complied with and abided by, then the
entire unpaid balance of this agreement shall forthwith and there- `
~
~ after, at the option of First Parties, become due and payable and
~ the estate hereby created in Second Parties shall cease, terminate

j and be null and void. Furthermore, this agreement shall, at the
~ option of First Parties, be foF~eited and terminated and Second .

; Parties shall forfeit all payments made by them on this agreement .

~g and such payments shall be retained by First Parties and First _ ~

~ Parties shall have the right to re-enter and take possession of the

~ premises aforesaid without being liable for any action therefor.
~ This agreement shall bind and benefit the parties hereto, their ~

~ heirs, executors, administrators and assigns. ~
