This mortgage encumbers the rents, issues . and profits of the nartgaged property and such rents, issues ard profits are hereby specifically pledged to the payu~ent. of the iniebtedness secured hereby. If action is instituted to ~ foreclose this mortgage, then Mortgagees shall be entitled ~ - to apply at any time pending such foreclosure suit to the court having 3urisdiction thereof for the appointment~of a receiver of the mortgaged property and all of the rents, in- comes, profits, issues and revenues thereof, from whatsQever source derived; and thereupon the Cau rt shall forthwith appoitit a receiver of said mortgaged prope rty and of such rents, . incomes, profits, issues and revenues thereof, from whatsoever source derived, with the usual powers and duties of receivers - in like cases; and such appodntment shall be made by such court as a matter of strict right to the l~rtgagees, their heirs, legal representatives, successors and assigns, and without re- ~ ; : ~ ference to the adequacy or inadequacy of the value of the ; F { ~ property hereby mortgaged or to the solvency or insolvency of ~ ~ t the Mc~rtgagors, their heirs, legal representatives, successors and assigns; and such rents, incomes, profits, issues and i ~ revenues shall be applied by such receiver to the payment of ' ~ said indebtedness, costs and charges, according to the order . of such court. ~ 10. The M~rtgagees, H. J. Ross and Donna Ross, ~ . ~ his wife, have joined in the execution of thfs mortgage to constitute this mortgage a first and valid lien against Parcel 2 of the land encumbered by this mortgage.
