Said part La8 of the second part hereby covenarit and a~ree to pay
all taxes, assessments or impositions that may be legally levied
or imposed on said land subsequent to the year 19 68 . Second
part i8sfurther agre~ to keep building, now or hereafter on
said land fully insured in a sum not less than SIE000.00 , in a
co~np~z_; or companies acceptahle to first party, the policy or
po?ici.e3 to De held by, and payable to first party, and in the
eve~it any sum of raoney becoraes payable by virtue of said insurance, ~

tha first party shall have the right to receive and apply the same
~ to the indebtedness hereby secured, accounting to second part
fcr any surplus. Second p:~rt ies also agree to pay all costs,
charges and e~cpenses, lawyer•s fees and title searches, reasonably
incurred or paid by first party Decause of the failure of second
part ie8 to promptly and fully comply with all conditions arid co-
venants in this Agreement. In the event second part ig$ fail to
pay, when due , any taxes , assessments , insurance preaniua?s or other
auma of naney payable by virtue of this Agreement, first party may
pay the same ~ithout waiving or affe~ting their option to fore-
close this agreement, and all ~ucb payments shall bear interest
. from date thereof at the highest rate then allor~ed by the La~s of
the State of Florida. 1

~ If any sum of money herein referred to be not promptly paid ;

within Fifteen ( 25 ) days next after the same becomes due, _

covenants of this Agreement are not fully performed, complied with ~
and abided by, then the entire unpaid balance of this Agreement
shall forthwith and thereafter, at the option of the first party,
becom~e due and payable and the estate hereby created in second ~
part ies shall cease, terminate and be null and void. Furthermore,
~ this Agreenient shall, at the option of the party of the first part,
be forfeited and terminated, and the partt68 of the second part
ehall forfeit all payments made by them on this contract; and such '
payments shall be retained by the said party of the first part in ~
full satifaction and liquidation of all damages by him sustained,
