it being understood that grantor herein has this day
simultaneously executed a Quft Claim Deed to the afore-
mentioned access easement, of equal dignity with the
aforementioned accesa easetaent to VARN GROVgS, INC.,
a Florida corporation, and that grantor herein by the
execution of this Warranty Deed and the Quit Claim
Deed to VARN GRON$S, INC., has completely extinquiahed
any rights which she has in said access easement.
TOa~THSR, with all the tenements, hereditaments and
appurtenances thereto belonging or in anywise appertaining.
TO HAVB AND TO HOLD, the same in fee simple forever.
AND the grantor hereby covenants with said grantee that
the grantor is lawfully seized of said land i.n fee simple;
that the grantor has good right and lawful authority to sell
and convey said land; that the grantor hereby fully warrants
the title to said land and will defend the same against the
lawful claims of all persons whomscever; and that said land
is free of all encumbrances, except taxes accruinq subsequent
to December 31, 19
