This Mortgage and the Note were executed and delivered to secure moneya advanced in ftiill to the Mortgagor b~ the Mortgagee ae or on account of a loan evidenced by the Note, for the purpoae of making the improvementa described or referred to in the WOHIt WRITE-IIP AND BID SHEET dated AUGUST 19, , 19 68 , to or on the mort~aged pro- perty, and for auch other purpose, if any, described or referred to therein, which improvements are hereinafter collectively called ~~Improvemente". The Mortgagor shall make or cauae to be made all tbe Improvements. If the conetruction or inatallation of the Im- provemente shall not be carried out with reseonable diligence, or ahall be discontinued at any time for any reaaon, other than atrikee, lock-outa, acte of God, firee, floods or other eimilar cataetrophies, riots, war or insurrection, the Mor~gagee after due notice to the Mortgagor ia hereby suthorized (a) to enter upon the mortgaged pro- perty and employ any watchmen to protect the Improvements from depredation or in~ury and to preaerve and protect auch property, (b) to carry out any or all then exiating contracts between the Mortgagor and other parties for the purpose of making any of the Improvements, (c) to make and enter into additional contracts and incur obligations for the purpoeea of completing the Improvementa pureuant to the obligations of the Mortga.gor hereunder, either in the name of the Mortgagee or the Mortgagor, and (d) to pay and dis- charge all debta, obligationa and liabilitiea incurred by reason of any action taken by the Mortgagee as provided in thia Paragraph, ; all of which amounts so paid by the Mortgagee, witb intereat thereon j from the date of each such payment, at the rate of three percent ' (39~) per annum, ahall be payable by the Mortgagor to the Mortgagee on demand and ahall be secured by this Mortgage. 4. No building or other atructure or improvement, fixture or peraonal propertq mortgaged hereby ahall be removed or demolished without the prior written con~ent of the Mortgagee. The Mortgagor ` will not make, permit or euffer any alteration of or addition to any building or other atructure or improvement now or which may hereafter be erected or inetalled upon the mortgaged property, or any part thereof, egcept the improvementa required to be made pur- auant to Paragraph 3 hereof, nor will the Mortgagor use, or permit ~ or suffer the use oY, any of the mortgaged property for any purpose ~ other than the purpose or purposee for which the asme ie now intended ~ to be used, without the prior written consent~of the Mortgagee.
