21. Mortgagor covenants and a~rees that it will not create,
assume or suffer to exist any mortgage, deed of trust, pledge, encumbrance,
lien or charge of any kind upon any of the real or personal property secur-
ing the above described indebCedness, without writCen approval of Mortgagee.
~ 22. I~iortgagor covenanCs and agrees that there shall be no volun-
tary change in the controlling oWnership of Mortgagor during the existence
of any indebtedness secured hereby, unless such change is approved in
writing by Mortgagee. _
. 23. This mortgage shall secure not orily the existing indebted-
ness but also such future advanc~s, whether such advances are obligatory
or to be made at the option of the lender or otherwise, as are made ~ith-
in twenty years from the date hereof to the same extent as if such future
advaaces were made on the date of the execution of this mortgage.
24. The covenants and agreeanents herein contained shall bind a~d
the benefits and advanCages shall inure to the respective heirs, executors,
administrators, successors and assigns of the parties hereto. Wherever
used, the singular number shall include the plural, the plural the singular,
and the use of any gender shall be applicable to all genders. All covenants,
~ agreements and undertakings shall be joint and several. In the event addi- ,
tional numbered covenants are for convenience inserted in this mortgage
following the legal description, such additional covenants shall be read
and given effect as though following this covenant in consecutive order.
25. It is stipulated and agreed that any breach of condition or
covenant herein set forth shall be a default under that certain mortgage
recorded in~Official Record Book 150, pages 76-83, public records of St.
Lucie County, Florida,and any default under the aforesaid mortgage shall be
a default under this mortgage.
IN WITNESS WNEREOF, the said Mortgagor has caused these presents
to be executed by its duly authorized officers and its corporate seal to be -
