The parties of the second part covenant and agree that as a
part of the consideration for thia conveyance the land hereby conveyed
shall not be used for the sale or atorage of petroleum or petroleum
prod~cts for a period of twenty (20) year~ from the date of this
conveyance and this covenant shall run with the land.
The parties of the second part further covenant and agree that
as a part of the consideration for this conveyance no buildings and/or
structures and/or obstructions of any nature ahal~ be constructed or
placed on any of th e land hereby conveyed nearer than forty five (45)
feet to the west right of way line of Ocean Drive as now established
and fur~her agree that this re~triction ahall be incorporated or
placed in any deed or instrument hereafter conveying or encumbering
any part of said land.
And the said aulf Oil Corporation will warrant and forever
defend the right and title to the above described property unto the
said party of the second part, their heirs and legal representativea,
against the lawful claims af all persons claiming by, through or under
said Qulf 011 Corporation.
