shall be at an end unless the Sellers elect to prefect such
title within a reasonable time. In any event, the title shall
be perfected on or before May 15, 1969.
Should the Sellers be unable to carry aut this agreement
by reason of a valid or legal defect in title which the Purchasers
are unwilling to waive, all money paid.hereunder shall be returned
to the Purchasers, and this contract shall be void.
In the event that the premises or the contents thereof t
as aforesaid, shall be damaged by.fire, elements, or any other

means or force, prior to time of closing, in an amount of not
more than ten (1096) per cent of the selling price, the Sellers,
shall be obligated to repair the same. In the event such damage
shall exceed such sum, this contract may be cancelled at the
option of Purchasers. Should the Purchasers elect tocsrry out
this agreement despite such damage, such Purchasers shall be
; entitled to all the credit for the insurance proceeds resulting

~ fr~m such damage, not exceeding, hawever, the purchase price. ~
