above described property and neighboriag psoperties is dependent upon proper
maintenance and upkeep.

good and valuable considerations, General aad Purcbaaer agree a~ follows:
l. (a) [fitil further notice, General ahall perform the follw+ing
serviceg at purchaser•s aole cost and expenae hereinafter specified:
(i) LaWn o?aintenance. General shali use its best efforts to maia
tain the lawn on purc aser s premises in a healthy~ neat and attractive condition.
Su~i~ ~aintenanc~ way include, but shall not necessarily include or be limited to,
the following: mowing, edging, triaming~ watering, feeding~ fertilizing, and spray-
ing or otherwise tresting for contrul of lawn pests such as chincb bugs'and the
like. t~ater required for such xatering shail be furnished by the purchaser at ~~g
expense. The necessity and frequency of any of the foregoing maintenance services
shall be determined ~y General in its sole discretion. General shall attempt to
' m aintain said laxn in a proper condition at all times, but takes no responsibility
~ for laan damage caused by or resulting fro~n Meather conditions~ natural calamitiea,
i vAndalism, inability to obtain labor or Qaterials or other causes and conditions
beyond its control. Such lawn maintenance service shall not be deemed to include
maintenance of trees, shrubbery or other plantings on puschaser•s premises~ but
General may perform any maintenance services in connection Mith sucb trees, shrub-
~ bery or plantings as in its sole discretion may be in the best intereats of the
purchaser*s property and the commuaity in general. i

~ Purchaser ahall pay General for such services an amount not exceed-
ing s~~?1 per ~nonth~ payable aa billed; provided, however, that General may in-
crease the monthly maxi~aum rate by not more than 10~+ of the initial monthly maxi-
mwe per year, non-cumulatively. The above charge is based upon normal amount of
planting, at construction time.
(ii) Trash removal. Generai shall collect noraai household traah
snd garbage fran Purchaser a praniaea at leaat once each rreek. Purchaser shall pay ,

premises are occupied or not~ payabie as billed.

cause damage, such inspection shsll be a4ade ss soon thereafter as practical.
