therein, wbich improvemente are hereinafter collectively.called ~
"Improvemente". The Mortgagor ehall make or cauee to be made all ~
the Improvemente. If the conatruction or inetallation of the Im-
provemente ahal~ not be earried out with reaeonable diligence, or
ehall be diecontinued at any time for any reaeon, otber than etrikee,
lock-oute, acte of God, ~iree, floode or other eimilar cataetropbiee,
riote, war or ineurrection, the Mor:~gagee after due notice to tbe
Mortgagor ie hereby suthorized (a) to enter upon the mortgaged pro-
perty and employ any watchmen to protect the Improvemente trom ~
depredation or 3.n3ury and to ~reeerve and protect euCh property,
(b) to carry out any or all then eaieting contracte between tbe
Mortgagor and other parties Yor the purpoee o~ making any of the ~
Improvemente, (c) to make and enter into additional contracte and
' incur obligatione for the purposes oY completing the Improvemente `

pureuant to the obligations of the Mortgagor hereunder, either in ~
the name of the Mortgagee or the Mortgagor, and (d) to pay and die-
charge all debte, obligatione end liabilities incurred by reaeon
of any action taken ~y tbe Mortgagee se provided in thie Paragraph, -
all of which amonnte eo paid by the Mortgagee, with~intereet tbereon
; trom the date of each euch paymeat, at tbe rate o~ three percent

~ 4. No buildirig or other~structure or improvement, fiature or ,
~ personal property mortgaged hereby ehall be removed or demoliehed

without the prior written consent oY-the Mortgagee. The Mortgagor
will not make, permit or euffer any alteration of or addition to ~
any building or other structure~o~ improvement now or which may
hereafter be erected or inetalled upon the mortgaged property, or
any part thereof, eacept the improvemente required to be made pur- .
euant to Paragraph 3 hereof, nor will the Mortgagor use, or permit
~ or suPYer the uee of, any of the mortgaged property for any purpose
~ other than the purpoee or purpoeee for which the eame is now intended
~ to be used, without the prior written coneent ot the Mortgagee. The . i
Mortgagor will maintain the mortgaged property in good condition and
etate of repair and will not euffer or permit any waste to any part `
thereoY, and will promptly comply with all the requirementa ot Fed-
eral, etate and local governmente, or ot a~t d~partmente, divieione
