part thereof.
6. To perform, comply with and abide by each and every the stipulations, agreements, condi-
tions and covenants in said promissory note and in this deed set forth.
7. If any of said sums of money herein refened to be not promptly auid fullv paid within
thirt~~ days uext after the same severally become due and payable, or if each and every the sZipula-
tions, agreements, conditions and covenants of said promissory note and this deed or either, are
not duly performed, complied with and abided by, the said aggregate sum mentioned in said prom-
issory note shall become due and payable forthwith or therea~ter at the opNon of the Mortgagee,
its successors, legal representatives or assigns, as fully and completely as if the aggregate sum men-
~tioned in said promissory note was originally stipulated to be paid on such day, an~~thing in said
promissory note or herein to the contrary notwithstanding.
8. To the extent of the indebtedness of the !~tortgagor to the hiortgagee described herein, or
secured herebv, the 1ltortgagee is hereby subrogated to the lien, or liens, and to the rights of the
owners and holders thereof of each and every mortgage, lien or other enc~unbrance on die land
described herein which is paid and/or satisfied, in whole or in part, out of the proceeds of the loan
described herein or secured hereb~~, and the respective liens of said mortgages, liens or other
enci~mbrances, shall be and the same and each of them hereby is preserred and shall pass to and
- be held bv the Mortgagee herein as securitv for the indebtedness to the Mortgagee herein described,
or hereby secured, to the same extent that it would have been preserved and would have passed ~
to and been held by the ~iortgagee had it been dulv and regularly assigned, transferred, set over
: and delivered unto the ':liortgagee by separate ~deed of assignment, notwithstanding the fact
that the same may be saNsfied and cancelled of record, it being the intention of thepa rties hereto
tliat the same will be satisfied and cancelled of record bv the holders thereof at or about the time
~ of the recording of this mortgage. ~
