the Assignee has required Assignor to execute and deliver
a mortgage deed encumbering said lands above described
and Assignor has so executed and delivered to Assignee
~ a mortgage deed encumbering said lands, and in addition

• thereto, Assignee requirea and Assignor desires to as8ign.,_
certain rights and privileges under~the efoYesaid lease
instrument to further secure the repayment of said pro- •
missory note.
NOW,THEREFORE, in consideration of the premises and ~

in consideration of Assignee having made the aforesaid
loan to Assignor, it is hereby covenanted and agreed as
follows:
1. Assignor does hereby sell, transfer, set over
and assign unto Assignee all of_the right, title and
interest of the Assignor in and to the rents, issues,
profits, royalties, rights~and benefits under that cer-
tain Lease between Assignor and Hess _

2. Assignor does hereby authorize and empower .
Assignee to collect said rents, issues, profits, revenues,
royalties, rights and benefits as the same shall become
due, or shall be prepaid, and to further set over, assign
and transfer to Assignee all of the rights accruing to •
~ Assignor by virtue of the said lease to effect collection
~ thereof, and does hereby empower Assignee to take any ~
action to effect collect thereof which Assignor would, "
under the aforesaid Lease, be empowered to take; and
