whatsoever and shall not have any right to grant any

Lease without first having obtafned the written consent
of the Assigneee. Assignor further covenants and agrees _

, that Assignor will fully perforn? each and every obliga-
' tion and covenant of said Lease requfred to be p~rformed
by Assignor.
6. Nothing herein contained shall be construed as
making the Assignee or its successors or assigns, liable
for laches for failure to collect such rents, issues, i
profits, revenues, royalties, rights and benefits of the
~ aforesaid Lease and it is understood that the said Assignee ~
~ is to account only for such benefits as are actually
collected and received by it. ~
7. This Assignment of Rents shall ir~ no way obli-
gate Assignee to perform any of the covenants of the Assignor
~

E conCained in said Lease. Nevertheless, Assignor does -

~ hereby agree that in the event Assignor shall fail, ne-

~ glect or refuse to perform any covenant to be perforoned

by Assignor pursuant to the af~+esaid Lease, Assignee
shall have the right to perform such covenant in its -
discretion and any sums expended by Assignee in so doing
shall immediately be payable in addition to all sums due
by virtue of the attached promissory.note, and the re- .
~ payment of the same shall be secured by this instrument
~
~ ~ and said mortgage deed the same as if said sums were
~ ~
originally stipulated to be paid in and by the said
_ promissory note.
