payable, or if each and every the stipulations, agreements, conditions and j

covenants of said promissory note and this deed or either, are not duly per- `

formed, complied with and abided by, the said aggregate sum mentioned in
said promissory note shall ~+ecome due and payable forthwith or thereafter
at the option of the mortgagees, their heirs, legal representatives or assigns,
as fully and completely as if the said aggregate sum of Forty-five Thousand
Four Hundred Forty Dollars ($45, 440.00) was originally stipulated to be paid
on such day, anything in said promissory note or herein to the contrary not-
withstanding. Failure by the mortgagees to exercise any of the rights or ~

options_ herein provided shall not constitute a waiver of any rights or options i

under said note or this mortg3ge accrued or thereafter accruing. ~
