WARRANTY DEED
THIS WARRANTY DEED made the day of ,~y~,r«~
1969 by Art Gust Russakis, joined by his wife, Helen A. Ru akis, h in-
after called the grantor, to O. R. Minton and Shirley Ann inton, doing
business as a partners~; p under the firm name of Indianola Groves, with a

Florida, hereinafter called the grantee: ~
WITNESSETH; That the grantor, for and in consideration of the
sum of $10. 00 and other valuable considerations, receipt whereof is hereby
acknawledged, hereby grants, bargains, sells, aliens, remises, releases,
conveys and confirms unto the grantee, all that certain land situate in
Saint Lucie County, Florida, viz:
The W a of NE 4 of SW 4 of Section 15, Township 34 South,
Range 39 East, less and excepting therefrom rights of way

by Joe Nelson and Vinnie Nelson, his wife, as the same appears
A1N(10~ of record in Deed Book 91, page 296, public records of
31~f11 '1S St. Lucie County, Florida.
This instrument shall further operate as an assigriment by
grantor to grantee of all the right, title and interest of the
. grantor in and to a perpetual right to use a drainage pump
~ and pump house in which said drainage pump is located (in
; common with John R. Sheehan and Jean C. Sheehan, his wife,
` and their successors in title to the EZ of NE 4 of SW 4 of said
~ Section 15), for the purpose of draining said Wi of NE4 of
~ SW,'- of Section 15, contingent upon the said grantee and his
successore. in title paying the expense of operation in form
of repairs, labor and fuel in connection with the use of said
pump for both parcels and further paying one-half of the
replacement costs of any properly capitalized item of said
pump, pump motor or pump house all as is more fully made
to appear by the conveyance and easement dated October 6,
~ 1960, recorded in Deed Book 262, page 71, public records
of St. Lucie Courty, Florida.

Included with this conveyance is the title to the unharvested
~ citrus fruit as of January 21, 1969.

~ This conveyance and assignment is subject to that certain
. first mortgage upon the above described property given by
Edsall Groves, Inc, to John Oteen and Opal Oteen, his wife,
under date of August 3, 1960, to secure the principal sum
. of ~30, 900. 00 and interest, as recorded in Mortgage Book
~ 167, page 173, public records of St. Lucie County, Florida,
