WITNSSSETH: That the grantor, for and in consideration of
the sum of $10.00 and other valuable considerations, receipt
whereof is hereby acknawledged, hereby grants, bargains, sells,
aliens, remises, releases, conveys and confirms unto the c~rantee~
all that certain land situate in St. Lucie County, Florida, to
wit: -
Lot 4 of the Subdivision of Govermnent Lot 3 known as
EINSEL'S SUBDIVISION in Section 26, Township 35 South,
Range 40 East, accordinq to the plat of said subdivision
as recorded in Deed Book BB, at page 746, of the public

195, of the Public Records of St. Lucie County, Florida; i
~ TOGETHER with riparian rights, including that land ly- ;
ing to the East of South Indian River Drive embraced '
between the North and South boundary lines of the above
described property if said boundary lines were extended
~ eastward to the shore line of the Indian River; ExCSPT-
ING therefrom rights of way of Florida East Coast Rail-

~ ALSO EXCEPTING therefrom all that part of the South 64.75
~ feet of said Lot 4 lying East of the East line of the
` right of way of the Florida East Coast Railway Company;

~ AISO EXCEPTING therefrom the North 40 feet of the South
~ 104.75 feet of said Lot 4 with a depth running from the
West shore of the Indian River to a point 310 feet West
of the West right of way of Indian River Drive. ;
TOGETHER, with all the tenements, hereditaments and appur-
tenances thereto belonging or in anywise appertaining.
TO HAVE AND TO AOLD, the same in fee simple forever.
; AND the qrantor hereby co~enants with said grantee that the

e grantor has qood right and lawful authority to sell and convey ~
