second part shall forfeit all payments mace :;y them on this contract;
and 8uch paymenta shall be retafn~d by the said parties of the f irat
part in full aatisfaction and liquidation of all aamages by them sus-
tained, and th~ said partiee of th~ firat part shall have the right to
re-enter and take posses~fon of the premises aforesaid without ~ein~
liable to any action therefor.
