IN ADDITION TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS
` COVENANT AND AGREE THAT: .
(1) The MOR7~AGOR herein shali make wifhin 7 days of the due date, the payments called -
for in the 1ST mortgage now enwmbering this property, to the MORTGAGEE herein at
I TS offiae or sar~e other plaoe as designated by the MORTGAGEE herein.
(2) The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and
~ windstorrr} insurance, all ad valo~em city and/or oouny taxes, any speciat improvement assessmenta and any
f other special govemmental assessments or charges.
~ (3) If the MORTGAGOR hereir~ do not make the payments on the 1ST mortgage . the fire and
~ windstorm insurance premiums and governmentsl taxes or special assessments as they come due, as well as
~ the psyments calied for in this mortgage deed, then the MORTGAGEE herein can at j TS
option make these payments, adding said payments made to the balanoe due hereunder. lf any one or all of
: ttie aforesaid payments remain unpaid for a period of 7 days or more, then the MORTGAGEE can at I TS
option, without further notice dedare the balanoe due under this mortgage due and psyable in fult at onoe
and foNhwith~ plaae #~e matter in the hands of an atbmey for a~llection or enforcement. In this event al)

(4) The MORTGAGC3R herein shall not further encumber this property except by obtaining WRITTEN per-
~ mission of the MORTGAGEE herein and any attempt to do so without tfiis written permission will be null
~ and void.
The MORTGAGOR herein will at the request of the MORTGAGEE he~ein, tefinance the first mo~tgage
now enwmbering this property at any time deemed desirable by the MORTGAGEE herein. The pro-
oeeds of the said refinancing shall be applied ageirut the unpaid balanae due hereunder.
(6) The MORTGAGOR herein will be at the request of the MORTGAGEE herein ack~owledge, in writing,
~ the existenae of this mortgage and the amount still due thereon on a estoppel form provided for~this pur-
pose by the MORTGAGEE . •
(n Failure on the part of the MORTGAGOR to aomply with, perform, or abide by eny of the agreemenb, ~
atipulations, conditions and aovenants as- set forth above in sections 1, 2, 3, 4, 5, 6, empoweirs the MORT
GAGEE herein, at his option, t~o declare the entim bslanoe due hereunder, t+o be due and payable at onas
witt~out notice. Failure of the MORTGAGEE herein, to exercise this option at any time shall not oonstitute a
waiver of the right to exerase ihis option at some later time.
The MORTGAGOR further agree that this mortgage constitutes the enti~e oontracf befween the par-
ties f~em% that they have read ths provisions of this mortgage and the note it secures and thst tt~ey are awam
of their right to have their own attorney examine ~id mortyafle to~ether with the said noro it sewres and
advise them as to it.
