i IN AQDITION TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS
COVENANT AND AGREE THAT:
(1) The MORTGAGOR herein shall make within 7 days of the due date, the payments called
for in the 1sT mo~t9age now encumbering this property, to the MORTGAGEE herein at
~ H offioe or some other place as designated by the MORTGAGEE herein.
(2) T}~e MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and
windstorm insurance, all ad valorem city and/or county taxes, any special improvement asseuments and any
other special governmental assessments or charges.
(3) tf the MORTGAGOR herein do not make the payments on the ~.ST mortgage , the fire and
wi~dstorm insurance premiums and governmental taxes or special assessments as they come due, as well as
the payments cnlled for in tfiis mortgage deed, then the MORTGAGEE herein can at H I S
opiion make these payments, adding said payments made to the balanoe due hereunder. If any one or all of
the aforesaid pnyments remain unpaid for a period of 7 days or more, then the MORTGAGEE can atH I S
~ option, without further notice declare the balance due under this mortgage due and payable in full at once
and forthwith plaoe the matter in the hands of an atto~ney for oollection or enforcement. In this event all
costs incurred will be chargeable to the balante due under this mo~tgage.
~ (4) The MORTGAGOR herein shall not furtF~er entum6er this property except by obtaining WRITTEN per-
mission of the MORTGAGEE herein and any attempt to do so without this written permiuion will be nul)
~ ar~d void.
~ (5) The MORTGAGOR herein wil) bt the ~equest of the MORTGAGEE herein, refinance the first mortgage
now enc~mbering this property at any time deamed desiroble by the MORTGAGEE herein. The pro-
~ 'ceeds of the said refinancing shall be applied against the unpaid bafance due hereunder.
(6) The MORTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, :n writing,
the existence of this mortgage and the amount still ~+ue thereon on a estoppel form provided for this pur-
pose by tha MORTGAGEE .
(n Failure on the part of the MORTGAGOR to oomply with, perform, or abide by any of the agreements,
~ stiputations, oonditions and oovenanfs as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT- ;
~ GAGEE herein, at his option, b declars the entire balanoe due hereunder, ro be due and psyablp at once F
without notice. Failu~e of fhe MORTGAGEE herein, to exercise this option at any time shall not oonstitute a }
waive? of the riyht to exerdse this option at sgme later time.
(8) The MORTGAGOR further agree that this mortgage constitutes the entire contract befween the per-
ties hereto, that they have read the provisions of this mortqafle and the note it secures and that they are aware
~ of their right to have their own attorr?ey examine said mortgage toQether with the ssid note it securas and
advise them as to it. ~
