to be approved by the Lesaors and that it will pay all the prem-
iums necessary for those purp~ses immediately after the same shal
become due, and will promptly deliver to the Lessors ~e policies

of insurance and the receipts for such.premiums: Provided, that

' if the Lessee shall at any time fail to'iasure or ~Ceep insured

as aforesaid, the Lessors shall do all things necessary to effect
or maintain such inaurance, and any monies expended by them for
that purpose shall.be repayable by the Lessee on demand, and may

(ej That it will gromptly pay all gas, electric
light, and water rates or charges which may become payable during
the continuance of this lease for gas, electric light, and water
used on the premises.
(dj That it will keep all and singular the said

buildings and premises, includinq the plumb$ng, in such repair ~
as the same are at the co~aencement of the said term or may be
put in during the continuance therof, reasonable wear and tear

and damaqe by fire or other unavoidable casualty excepted, and
will pranptly replace all glasa thereof broken during the said
tena by other of the same size and quality.
(e) That it will not injure, overload, or deface
