so elect that this lease ahall tenainate, the obliqatione and

7. The Lessee shall have, and the Leasors hereby
grant to the Lessee, the exclusiae right at its option, at any
time durinq the term of this lease, to purchase the premises ;
for the sum of Seventy Five Thousand ($75,000.00) Dollars, to
be paid to the Lessors upon tender by the Lessor of a good and
sufficient Warranty Deed conveying to the Lessee the premises,

free and clear of all incumbrances, except such as may have been
made or auffered by the Lessee, and except taxes and assessments,
if any, and this Lease Agreement. In case the Lessee shall
elect to purchase the premises, it shall signify its election

- by written notice, served upon the Lessors at any ti.me prior to
the First day of March, 1970; and thereafter>the Lessors shall
deliver to the Lessee an Abstract of Title to the pr~ises within
fifteen (15) days froRn the date of service of such notice, and

the Lessee shall have fifteen (15) days after the delivery of
~
~ such Abstract of Title in which to examine the title and complete
the purchase; provided, hawever, that t11e right of the Lessee
to exercise the said option is expressly conditioned upon the
faithful perfo~nnance and observance by the Lessee of all the
covenants, aqreements, and conditions on its part herein con-
~ tained and the payment to the Lessors of the rent hsreby reaerved
up to the date of the completion of auch purchase.
