AND the grantor hereby covenanta with said grantee that
the qrantor has qood right and lawful authority to sell and
convey sa~ land; that the grantor hereby fully warrants the
title to said land and will defend the same against the lawful
claims of all persons whamsoever; and that said land is free
of all encumbr~nces, except taxes accruing subsequent to
December 31, 1958, and a first mortgage held by First Federal
Savings and Loan Association of Fort Pierce recorded in Of-
ficial Record Book 60 at page 691, public records of St. Lucie
County, Florida, which grantee assumes and agrees to pay.
