IN ADDITION TO THE COVENANTS HEREINAFTER SET OUT 7HE MORTGAGEE AND MORTGAGORS
COVENANT AND AGREE THAT:
- (1) The MORTGQGOR herein shall make within 7 days of the due date, the payme~is called
for in the 1ST mortgage now encumbering this property, to the MORTGAGEE herein at
I TS offioe or some other place as designated by the MORTGAGEE herein.
(2) The MORTGAGOR herein shall pay within 30 days of the due daie all pertinent charges for fire and
windstorm insurance, all ad valorem city and/or county taxes, any special improvement asseuments and any :
other special govemmental assessments or charges.
~ (3) If the MORTGAGOR herein do not make the payments on the 1sT mort9age , the fire and
windstorm insurance premiums and governmental taxes or special assessments as ti~ey come due, as well as
the payments called for in tfiis mortgage deed, then the MORTGAGEE herein can at I T$
option make these paymenis, adding said payments made to the balanee due hereu~der. !t any one or al) of
tF~e aforesaid payments remain unpaid for a period of 7 days or more, then the MORTGAGEE tan at I T$
i option, withovt further notice declare the balance due under this mortgage due and payable in full at once
; and forthwith plaae the matter in the hands of an attorney for oollection or enforoement. In this event all
oosts incurred will be thargeable to the balanoe due under this mortgage.
(4) The MORTGAGOR herein shall not funher encumber this property except by obtaining WRITTEN per-
mission of the MORTGAGEE herein and any attempt to do so without this written permiss+on will be nul)
and void.
(S) The MORTGAGOR herein will et the request of the MORTGAGEE herein, refinance the first mortgage
now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pra
ceeds of the said refinancing shall be applied against the unpaid balance due hereunder.
(6) The MORTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing,
the existenoe of this mortgage and the amount still due thereon on a estoppel fo~m provided for this pur-
pose by the MORTGAGEE .
(7) Failure on the part of the MORTGAGOR fo comply with, perform, or abide by any of the agreements,
stipulations, conditions and covenants as set forth above in sections I, 2, 3, 4, 5, 6, empowers the MORT-
GAGEE herein, at his option, to declare the entiro bsfanoe due hereut~der, ro be due and payable at onc~e
without notice. Failure of the MORTGAGEE herein, to exercise this option at any time shall not oonstitute a
waiver of the right to exercise this option at some iater time.
(8) The MORTGACOR further agree tfiat tf~is morigage oonstitutes the entire contrect between the par-
ties hereto, thet thay have read the provisiona of this mortgage and the nofe it secures and that they are aware
of their right to hsve their own attorney examine said mortgage together with the said note it secures and
advise them as to it.
