The Mortgagor ehall make or cause to be made all 1 the Improvements. If the conatruction or installation of the Im- provementa shall not be carried out with reaeonable diligence, or sball be diecon~inued at any time for a~y reason, other than atrikee, lock-outa, acta of God, firee, fl~oda or other similar catastrophiea, riots, war or insurrection, the Mor~~agee after due notice to the Mortgagor is hereby suthorized (a) to enter upon the mortgaged pro- perty and employ any watchmen to protect the Improvementa from depredation or injury and to~~reeerve and protect suCh property, (b) to carry out any or all then exiating contracta between the Mortgagor and other parties for the purpose o~ making any of the Improvements, (c) to~make and enter into additional contracte and incur obligations for the purpoaes of completing the Improvementa pursuant to the obligationa of the Mortgagor hereunder, either in the name of the Mortgagee or the Mortgagor, and (.d) to pay and dis- charge all debts, obligatione and liabilitiea incurred by reaaon of any action taken by the Mortgagee as provided in this Paragraph, • all of which amounta so pa,id by the Mortgagee, with~.intereat thereon from the date of each auch payment, at the rate o~ three percent ~ ~ ~~3~) per annu~, shall be payable by the Mortgagor to the Mortgagee ~ ~ on demand and ahall be eecured by this Mortgage. ~ ' 4. No building or other structure or improvement, fixture or , personal property mortgaged hereby shall be removed or demoliabed without the prior written consent of the Mortgagee. The Mortgagor will not make, permit or auffer any alteratfon of or addition to any building or other atructure-or improvement now or which may hereafter be erected or installed upon the mortgaged property, or any part thereof, except the improvemerits required to be made pur- . suant to Paragraph 3 hereof, nor will the Mortgagor use, or permit ~ or suffer the use of, any o~ the mortgaged property for any purpose other than the purpose or purpoaea ~or r~ich the same i9 now intended to be used, without the prior written coneent of the Mortgagee.
