TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee i:hat they are lawfully
seized of said land in fee simpZe; that they have good right and lawful authar-
ity to sell and convey said land; that they hereby fully warrant the title to J
said land and will defend the same against the lawful claims of all persons ~
whamsoever; and that said Iand is free o£ all encumbrances.
This conveyance is made subject to the following conditions and restrictions ;
which shall. be construed as covenants real running with the land to wit: '
1. Subject to existing easements, if any and to easements shown on the sub-
