All sums so advanced or paid by the Mort~agee shall ba charaed into tha mortgage account and become an integral part thereof, subject in all respects to the terms, conditions, and covenants of the aforesaid promissory note, and this mortgage. aa fully and to the same estent as thou~h a part of the ori~inal indebtedaess evidenced by said note and secured by this mortgage, excepting however. that said sums ahall be repaid t6e Mortgagee forthwith upon its demand and be in addition to the regular monthly install- ments provided by the mortgage note. - 3. That the abstract or abstracts of title covering the mortgaged property shall at all times, ducing the life of this mortgage, remain in possession of the Mortgagee and in eveat of t6e foreclosure of this mottgage or other trans[er of title to the mortaaged property in eatiaguishment of the indebtedness secured hereby, all risht. title and interest of the Mortgagor in and to any such abstracts of title shall pass to the parchaser or grantee. 4. In the event the ow~ers6ip of the mortgaged pre~nis~s, or any part thereof, becanes vested in a person other thaa the Mortgagoc, the Mortsagee may, without notice to the Mortgagor, deai with such successor or suc- cessors in interest with reference to this deed and the debt hereby secuced, in the same manner as with the Mort- sagor without in any way vitiating or discharging the Mottgagor's liability hereonder or upoa the debt hereby secured. No sale of the premises hereby mortgaged and no [orbearance on the psrt of the Mortgagee, and no ex- tension of the time for the payment of the debt hereby securcd given by the Mortgagee s6all operate to reiease, discharge, modify, change or affect t6e original liability of the Mortgagor 6erein either in whole or in Part. 6.
