WARRANTY DEED '
THIS WARRANTY DEED made the 14th day of June, A. D. 1969, by
VERNON L. SHAFFER, also known as VERNON SHAFFER, and ELEANOR L.
SHAFFER, his wife hereinafter called the grantora, to MILTON RUZICKA
and HELEN RUZICKA, bis wife, whose post office address is Route 4, Box
144-A, Fort Pierce, Florida, hereinafter called the grantees;
WITNESSETH; That the grantors, for and in consideration of the
sum of ~10. 00 and other valuable considerations, receipt whereof is hereby

acknowledged, hereby grant, bargain, sell, alien, remise, release, convey
and confirm unto the grantees, all that ceriain land situate in St. Lucie County,
Florida, viz:
Beginning at the NW corner of Lot 98 of White City, in
in Section 5, Township 36 South, Range 40 East, as
per plat thereof on file in Plat Book 1, page 23, public
records of St. Lucie County, Florida, run East 533. 5
feet to a point; thence turn and run South 3?5 feet to a
point of beginning; from said point of beginning con-
tinue South 145 feet to a point; thence turn and run East
144 feet~ to a point; thence turn and run North 145 feet
to a point; thence tura and run West 144 feet to the
point of beginning; said land being otherwise described as
Lots 6&? of an unrecorded plat of MIDWAY GROVE ~
SUBDIVLSION, said subdivision lying in and being a k
~ part of Lots 98 & 99 of WHITE CITY, as per plat
~ thereof on file in Plat Book 1, page 23, public records
~ of St. Lucie County, Florida.

~ TOGETHER WITH that certain easement for right of way
created by a grant of easement contained in that certain
warranty deed frnm G~r E. Smith and Lucille M. Smith,
his wife, to William Hung and Minnie Hung, his wife,
dated February 16, 1959 and recorded in Deed Book 245
at page 67, and that certain warranty deed from Guy E.
Smith and Lucille M. Smith, his wife, to M. B. Donohce
dated July 12, 196Q and recorded in Deed Book 260 at page
385 of the public records of St. Lucie County, Florida.
_ SUBJECT TO that certain mortgage from the grantors herein
to First Federal Savings and Loan A ssociation of Fort Pierce
~ in the original principal amount of ~7, 000. 00, dated June 22,
~ 1962, recorded in Official Record Book 40 at page 155 of the
~ public records of St. Lucie County, Florida, which mortgage
~ the grantees herein espressly assume and agree to pay.
