This L•ease may be cancelled by either party on October 1,
1970, by either party giving the other party at least thirty
(30) days' notice in writing.
During the term of this Lease, Lessor aqrees to carry
fire insurance on the premises and be liable for any repairs
in an amount in excess of Twenty-Five and no/100 Dollars
25 .00) . Lessee shall be liable for repairs of ~?enty-Fiv e
and no/100 Dollars ($25.00) and lesss.
It is agreed between the parties hereto that should the
rent at any time remain unpaid for seven (7) days after the
same shall be due and payable, said Lessor may, at his option,
declare in writing that month to be the last month of this
Lease and terminate the Lease. Z'he last month's rent deposited
• at the beginning of this term shall be applied to that month,
and Lessee agrees to give up the property, both building and
personalty, in as good order in all respects as it now is,
reasonable wear, tear and damage from fire and the elements
excepted, at the end of that month.

In the event that either Lessor or Lessee incurs legal
expenses in enforcing the provisions of this Lease, the breach-

ing party agrees to pay reasonable attorney's fee which the
enforcing party may incur in the enforcement of the obligations
created herein.
Lessor agrees to enter negotiations with Lessee for a
new Lease_at least sixty (60) days before the expiration of
~ the term herein created. Lessor further agrees that Lessee
~ may sublease the premises and property covered hereby for
~
~ the term of this Lease upon obtaining Lessor's written per-
mission to accept th~ proposed sublessee.
