of title to the property showing title to be good and marketable,
subject only to the ad valorem taxes for the year of closing,
which shall be prorated, and the rights of the City of Fort Pierce,
St. Lucie County, and State of Florida, in the West 66 feet of the
property in question.
Lessors shall pay the sewer improvement lien presently on
the property when due, and in full, prior to closing, if Lessee
exercises its option to purchase the property.
- Lessee shall have the right to assign this Lease at any time
during the term of the Lease.

Time is of the essence in every particular and particularly
where the obligation to pay money is concerned, and it is agreed
that no waiver of a breech of any of the covenants of this Lease
shall be construed to be a waiver of any succeeding breech of the
same covenant.
Should Lessee, at any time, permit the rent to be in arrears
and unpa~d for thirty (30) days after the same shall become due,
and payable (including the payment of real estate taxes which are

f the obligation of Lessee), Lessor shall have the right to retake

~ possession of the entire premises after qiving Lessee fifteen (15)

~ days written notice of such default, provided Lessee has not

t rectified such default within fifteen (15) days of receipt of the '

~ aforementioned written notice. In the event such default is not

€ so rectified, Lessee shall become a tenant at will and Lessors may
- im~nediately retake possession of the premises, retaining all moneys
~ previously paid by Lessee to Lessors.
