part agree to make payment in the sum of ONE HUNDRED EIGHTY-SIR
($1$6.00) DOLLARS per month, payable on the lOth day of December, 196~,
and a like sum thereafter on the lOth day of each succeeding month
until paid in full. Party of the first part reserves the right~to
auply payment toward the indebtedness herein under this Agreement or
make credit for payment in any manner at the choice and discretion of
fi.rst party until all sums are paid in full.
That upon payment in f~,ill of the aforesaid amount due and owing
this Agreement and the Agreement entered into earlier by the parties
herein recorded in O.R. Book 145, pages 274 through 2~6 inclusive,
first party will convey to second parties the aforesaid property by
good and sufficient warranty deed free and clear of all incuml~rances
except: ,
Parties of the second part agree to paq all taxes, assessments
or impositions thQt may be legally levied upon said land subsequent to
the year and date of this Agreement, and to keep the buildings upon .
said premises insured in some company satisfactory to first party and
payable to parties respectively as their interest may appear, in a sum
not less than TWENTY-FIVE THOUSAND ($25,000.00) DOLLARS, during the term

' of this Agreement, and to keep the buildings upon the premises in good

~ and substantial repair. Md in case of failure of the said parties
of the second part to make any of the payments or any part thereof, or
to perform any of the covenants on their part hereby made and entered
into, this contract shall, at the option of the first party, be for-
feited and terminated, and the parties of the second part shall forfeit
all payments made by them on this contract; and such payments shall be
retained by the said partp of the first part shall have the right to
re-enter and take possession of the premises aforesaid Mithout being
liable to any action therefor. If default is made in the paqment of
~ any installmentxhen due, then at the option of the holder, and rithout
any other notice, all the remaining installments ahall be due and paq-
able at once.
~ IT IS MUTUALLY AGREED, by and betxeen the parties hereto, that
~ the time of each payment shall be an essential part of this contract, ,
