thence run Northwesterly along the right of way of Old Dixie Highway a distance
of 136.87 feet to a point; thence run West and parallel to the South line of Said
Lot 3, a distance of 44355 feet, more or less, to the East right of way of said
Lot 3 and New U. S. Highway #1; thence run Southeasterly along the East right
of way of said New U. S. Highway #1, a distance of 133.66 feet to the South
boundary line of said Lot 3; thence run East on the South boundary line of said
Lot 3 a distance of 452.6 feet; more or less, to the Point of Beginning. Subject
to a 25-foot road right of way along the South boundary of the above described
property as recorded in Deed Book 71, page 152, St. Lucie County records~~
