The Mortgagor further covenants as follows: 1. That he will pay the indebtedness, as hereinbefore provided. Yh order more fully to protect the security of this mortgage the Mortgagor, together with, and in addi- tion to, the monthly payments under the terms of the note secure hereby, on the installment due date day of each month until the Bald note is fully paid, will pay to the Mortgagee as trustee (under the terms of this trust as hereinafter stated) the following soma: (s) A sum equal to the ground rents, if an ,next due, plus the premiums that will next become due and payable on policies of fire and other haaard insurance covering the mgr sg~ed property, plus taxes and assessments next due on the mortgaged propeKy (all as estimated the Mortgagee and of which the Mortgagor is notified) less all sums allrreeaaddy paid therefor divided ~y the number of months to elapse before one montL prior to the date when such ground rests, premiums, taxes, and aaseas- ments will beiwme delinquent, such sums to be held by Mortgagee in trust to pay said ground rents, premiums, taxes, and special assessments. - (b) The aggregate of the amounts payable pursuant to subparagraph (s) and those payable on the note secured hereby, shall be paid in a single payment each month, to bbee applied to the following items in the order stated: (I) ground rents, taxes, assessments, fire, and other hasard insurance premiums; (II) interest on the note secured hereby; and (III) amortisation of the principal of said note. Any deficiency in the amount of such aggregate monthly payment shall unless made good by the Mortgagor prior to the due datal of the next such payment, constitute an event o~ default under this mortgage. At Morigsgee's option, Mort~gagOr will pay a "hte charge" not exceeding four per ceatum (4ofo) of any install- ment when paid more than fifteen (IS) days after the due date thereof to Dover the extra expense Involved is handling dell'ngvent payments, but such "late charge" shall not be payable out of the proceeds of any sale made to satisfy the in ebtedaeas secured hereby, unless such proceeds are auWcient to du>charge the entire indebtedness sad all proper costs and expenses secured hereby. 3. It the total of the ps enta made by the Mortgagor under (a) of paragraph 2 preceding shall exceed the amount of payments actually made by the :tiortgagee, as trustee for ground rents, taxes and amessments, and insurance premiums, as the case may be, such excess shall be credited on s~}t>seclutnt pa3-metzts to be made by the Mortgagor for such items or, at 4iortgaRee's option, as trustee shall bedrefunded to Mortgagor.
