~~~nh: That the grantor, Jor and in consideration of the sum of 510.00 and other
valuable considerations, receipt whereof is hereby acknowledged, hereby grants. bargains. sells, aliens, re-
mises, releases, conveys and confirms unto the grantee, all that certain land situate in St. Lucie
County. Florida, viz: •~
The East 20 feet of Lot 3 of Block "J" of M. A. Tyler's Resubdivision of
Lots 1, 2, 3 and Ea of Lot 4 of Block "J" of Fort Pierce, Florida, according
to plats of said resubdivision and subdivision on file in Flat Book 1 at page
16 9 and Plat Book 1 at page 189, respectively, of the public records of St.
Lucie County, Florida.
ALSO, all right, title and interest of said part of the first part in, to and
under, but subject to the provisions of that certain agreement entered into
by and between the Somerset Company and Austin B. Critchley and Ina
Critchley, his wife, dated February 3, 1938 and recorded in Deed Book 91
at page 431 of the public records of St. Lucie County, Florida, which
agreement is by reference made a part hereof;
AND ALSO, a triangular piece of land in Fort Pierce, Florida, particularly
described as follows, to wit: Begin at the Northeast corner of Lot 3 of M. A.
Tyler's resubdivision of Lots 1, 2, 3 and East i of Lot 4 of Block "J" of
Fort Pierce, Florida, on file in Flat Book 1, at page 169 of the public records
of St. Lucie County, Florida, and run thence Westerly along the Northerly
boundary of said Lot 3 a distance of 20 feet for point of beginning; run thence
Southerly a distance of 72.1 feet along the Easterly boundary of land owned by
Louette R. Nottingham as shown in deed recorded in Deed Book 105, at page
266 of the public records of St. Lucie County, Florida; run thence Westerly a
distance of 52 inches along the Southerly boundary of the building hereinafter
mentioned parallel with the Northerly boundary of said Lot 3 and run thence
in a Northerly direction along the Westerly boundary of said building here-
inafter described to point of beginning, being that portion of the land formerly
owned by Louette R. Nottingham on which the building ~,oGated on the East 20
feet of said Lot 3 encroached upon land owned by the 8t~it~ Louette R.
Nottingham and being the same property conveyed by that certain deed dated
January 11, 1944 and recorded in Deed Book 98 at page 427 of the public
records of St. Lucie County, Florida, which deed is by reference made a
part hereof.
