and perform the covenants hereinbefore mentioned on their part to be
performed, then the parties ofthe first part pill forthwith tender a
good and sufficient deed with documentary stamps affixed thereto in a
proper amount, to the said parties of the second part.
IN TIC BVBNT OF FAIWRB of the said parties of the second part
to make any of the payments or any part thereof, proaptly on the dates
specified, or fail to perform any of the covenants on their part hereby
made and entered into and the said continue of default exist~gc:for
more than thirty (30) days, this Contract shall, at the option of the
parties of the first pazt, be forfeited and terminated, and the parties
of the second part shall forfeit all payments aade by them under this
Contract; and such payments shall be retained by the said parties of
., ,
the first part in full satisfaction and liquidation of all damages by
them sustained; and the said parties of the first pazt shall have the
right to re-enter and take possession of the premises aforesaid without
being liable to any action therefor. The parties of the second part
are given the express privilege of making two or more payments on amp
installment due date without penalty, but the making of such additional
payments shall not extend the time of the next due ~a-yment.
It is mutually agreed by and between the parties hereto, that
the time of each payment shall be an essential part of this contract
and that all covenants and agreements herein contained shall extend to,
and be obligatory upon the heirs, executors, administrators and assigns
of the respective parties.
IN WITNESS WI-~RBOF, the parties to these presents have
hereunto set their hands and seals the day and year first above written
in duplication.
