THIS WARRANTY DEED made and executed the ~c~ay of / ,

Street, Euclid, County of Cuyahoga, Ohio, hereinafter called the grantor, to
whose postoffice address is
hereinafter called the grantee:
MARGUERITE B. FOSTER, Married

Woodbridge, Virginia
(Wherever used herein the term "grantor" and- "grantee" include all
the parties to this instrument and the heirs, legal representatives
and assigns of individuals, and the successors and assigns of
corporations)
WITNESSETH: That the grantor, for and in consideration of the sum of
510.00 and other valuable considerations, receipt whereof is hereby acknow-
ledged, by these presents does grant , bargain, sell, alien, remise, release,
convey and confirm unto the grantee, all that certain land situate in
St . Lucie County , Florida , viz
Lot(s) numbered 12, Block numbered 82, Unit numbered 7
Lakewood Park, St. Lucie County, Florida., as per Plat on file in Plat
Book 11, Page 13 of the Public Records of St. Lucie County, Florida.
TOGETHER with all the tenements, hereditaments and appurtenances
thereto belonging or in any-wise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever, subject, however,
to that certain oil, gas and mineral lease dated August 26, 1953, and
recorded in Deed Book 186, at page 49 of the public records of St. Lucie
County, Florida. In the event oil or other minerals are ever found under
aforesaid property, all royalties will belong to grantee.
AND the grantor hereby covenants with said grantee that she is
lawfu L ly seized of said land in fee simple ; that she has good right and
lawful authority to sell and convey said land; that she hereby fully
warrants the title to said land and will defend the same against the
lawful claims of all persons whomsoever; and that said land is free of
all encumbrances.
'This conveyance is made sub ject to the coed itions and restrictions
set forth in the Warranty Deed made and executed the 20th day of October,
A.D., 1958 by Lake Indrio Corporation, grantor, to John J. Broomhead and
Lela Broomhead , grantees , said deed concerning the same land conveyed
herein and be ing filed on the 7th day of November , A .D . , 1958 at
9:37 o*clock a.m., in the office of the Clerk of the Circuit Court of
St. Lucie County, Florida, and recorded in Deed Book No. 242, Pages
286-287."
