WARRANTY DEED

THIS WARRA~X .DEED, made and executed the ~ ~ day of

August, 1969, by ANZAC OF FLORIDA, INC., a corporation existing
under the laws of Florida, and having its principal place of business at
1830 Lake Drive, Delray Beach, Florida 33444, hereinafter called the
grantor, to ROBERT F. McROBERTS, JR., as Trustee, whose postoffice 4~. /

WITNESSETH:
That the grantor, for and in consideration of the sum of $10.00 and
other valuable considerations, receipt whereof is hereby acknowledged,
by these presents does grant, bargain, sell, alien, remise, release, con-
vey and confirm unto the grantee, all that certain land situate in St. Lucie
County, Florida, viz :
Beginning at a point on the Section line between Fractional
Sections 4 and 5, Township 36 South, Range 41 East, at a
distance of 2, 889.8 feet measured along said Section line,
from the Section corner common to Fractional Sections 4,
5, 8 and 9, of the aforesaid Township and Range; thence run
West, parallel with the South line of said Fractional Section 5,
to the Indian River; thence Northerly, meandering the shore line
of said Indian River, to the North line of said Township 36 South,
of Range 41 East; thence East along said Township Line, to the
shore line of the Atlantic Ocean; thence Southeasterly, along said
shore line of the Altantic Ocean to a point where a line projected
East from the point of beginning, parallel with the South line of
said Fractional Section 4, intersects said shore line of the
Atlantic Ocean; thence West, parallel with said South line of
said Fractional Section 4, to the point of beginning;
Less and Excepting, however, the following highway right-of-way
lands for State Road A-1-A, more particularly described as follows,
to-wit:
A strip of land 100 feet wide situate, over, through and
across Section 5, Township 36 South, Range 41 East, except-
ing therefrom the South 2889.8 feet of said Section 5; said
strip of land lying each side of and within 50 feet of the Base-
line of Survey according to the Right-of-Way Map of Section
9405-107, State Road A-1-A, as filed in Map Book 1, pages 32,
33, 34 and 35, in the office of the Clerk of the Circuit Court,
St. Lucie County, Florida, apart of said Baseline being more
particularly described as follows:
