SUBJECT, HOWEVER, to a reservation unto
the Trustees of The Internal Improvement
Fund of the State of Florida, and their
successors, title to an undivided three-
fourths of all phosphate, minerals and
metals, and title to an undivided one-half
of all petroleum that may be in, an or
under the above described land, as described
in deed from Trustees of Internal Improve-
ment Fund on file in Deed Book 231, at
pages 535-536, public records of St. Lucie
County, Florida; and FURTHER SUBJECT to the
Following:
(1) Applicable ordinances or other govern-
mental regulations for zoning and control
of use of sub ject property;
(2) Such physical conditions as would be
disclosed by an accurate survey or inspec-
tion of the above described land; and
(3) Taxes for the current year.
TOGETHER, with all the tenements, hereditaments and
appurtenances thereunto belonging ar in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the grantor hereby covenants with said grantee
that the grantor is lawfully seized of said land in fee simple;
that the grantor has good right and lawful authority to sell
and convey said land; that the grantor hereby fully warrants the
title to said land and will defend the same against the lawful
claims of all persons whomsoever excepting only the liens and
encumbrances herein set forth.
IN WITNESS WHEREOF, the grantor has caused these
presents to be executed in its name, and its corporate seal to
be hereunto affixed, by its proper officers thereunto duly
authorized, the day and year first above written.
