Aced until the payment of said note ,and each of them, or any extensions or renewals thereof
in whole or in part, and any other indebtedness secured hereby, and the performance of atE cove-
nants and agreements herein, shaA promptly pay aA taxes and assessments of every kind levied
or assessed on the said property (also upon thus mortgage and the moneys secured hereby to the
extent hereinafter set forth), aid shaA not permit or suffer said property, or any part thereof,
to be sold for nonpayment of taxes or assessments, or the said taxes or assessments to become
delingteeret; and shaA keep the buildings and other improvements which are now or may here-
af ter be erected on the premises insured against- alt risk by fire in a sum not less than

for the benefits of the mortgagee - -, said insurance .company to be approved by and the policies
or any renewals thereof to be deposited with the said mortgagee ;and in the event of loss or

be applied in reduction of the debt, or in restoring the premises or property, as the mortgagee
shall elect; and shaA not commit, permit, or s~if f er any strip ar waste o f said premises or prop-
erty, and shall pay all the moneys and perform aA acts and carry out all promises and agree-
ments that are secured hereby, at the time and in the manner herein specified, then these pres-
ents shalt be void.
And the said mortgagors do hereby promise, covenant and agree to~pay to the said
mortgagee ,the said sums of money and interests as mentioned in and represented by said
promissory note ,and each of them, or any extensions or renewals thereof, and secured to be
paid as aforesaid, and also to carry out and perform each and ever+,~ other covenant and agree-
ment herein set forth, and do promise, cove~eatnt and agree to Paj a~C taxes and assessments
of every kind aruZ character levied or assessed on said "pro"perty, and every part thereof, before
the same become delinquent (and also upon Chia mortgage and the mone,/s secured hereby to the ex-
tent hereinafter set forth), and not to permit the said property or any part thereof, to be sold on
account" of non-payme»t of taxes or assessments of any rind; and to promptty pay aA insurance
premiums that may become due upon insurance policies issued upon buildings or other improve-
ments on said premises during the continuance hereof; and to pay ail costs, charges and ex-
penses in.coAecting the moneys hereby secured or in enforcing or protecting the rights and inter-
ests of the said mortgagee herein, or secured hereby, inctuding reasonable attorney's fees and
commissions, whether collected by foreclosure or otherwise.

assessed on this mortgage and the moneys secured hereby, PROVIDED that in no event shalt
the amount paid on account of such taxes, together with the interest paid on the indebtedness
secured by this mortgage, exceed the maximum interest rate allowed by law.
It is further covenanted and agreed that, i f de f suit shaA be made in the payment o f said
sums of money, or any part thereof, as specified in or represented bj said note , or either of
them, or any exten.4ion or renewals thereof, or i f the interest that ma~ become due thereon, or
any part thereof, shaA be behind and unpaid for the space of tD ~Y days, or if default
shaA be made in the payment o f ~ taxes or osseasmenta of any kind or character, as hereinabove
set forth, insurance premiums, or any sums o f money as provided herein, or i f there shad be a
breach or violation of, or default in, any of the covenants or agreements herein contained on the
part of the mortgagors ,then it shaA be optional with the mortgagee to consider alt unpaid
note , or the principal sum hereby secured and remaining unpaid, and accrued interest thereon,
as immediateYy clue itnd payable, and said mortgagee ahaA have' the right to institute pro-
ceedings to enforce the collection of aA sums due hereunder, or to foreclose the tiers of this mort-
gage by reason of such breach or violation hereof, or default hereiie-by the mortgagors
