That if Second Parties shall first make the payments and
perform the covenants hereinafter mentioned on their part to be
made and performed, First Parties hereby covenant and agree to
convey and assure to Second Parties, their heirs, executors, ad-
ministrators, or assigns, in fee simple, free from all encum-
brances. by a good and sufficient warranty deed, the following
described property situate in St. Lucie County, Florida:

And Second Parties hereby covenant an8 agree to pay First Parties
the sum of FOURTEEDT THOUB~ibfD DOLLARS ($14,000.00) with interest
at the rate of 7'~C per annum as folloais :
$2,000.00 on or before the signing of this agree--
meat, receipt whereof is hereby acknowledged.
$106.00 per month beginning the 1st day of Septem-
ber, 1969, and $106.00 on the lot day of each month
thereafter until the thole be fully paid.
Each installment ahali first ba applied on the pay-
ment of intareet, taxes, insurance and termite
policy, and then on the unpaid balance of the prin-
cipal-sum. The monthly installments will remain at
$106.00 per month unless taxes or insurance cause
the payments to fluctuate upward or downward from
their present level, and both parties hereto agree
that if such fluctuation occurs, that the monthly
