payments will be adjwted accordingly. Furtheraore,
if payments nre not received by the 7th o! the
month when due, a penalty charge of $3.50 will be
made.
First Parties agree to utilize so much of the $106.00
monthly payments as is necessary to pay the real estate taxes
on the aforementioned real property as well as the insurance
premiums due thereon each year.
First Parties will give Second Parties an annual
statement no later than February 1S of each year, showing the
a><lount credited to principal, to interest, to taxes and in-
surance from payment made by Second Parties during the previous
calendar year.
Second Parties agree to pay when due all assessments
Which may be imposed against the property for any type of
improvements made by any public body which result ~.n an aases-
sment beiag imposed against the property.
Second Parties agree to pay all costs connected with
the recording of this agreement, which ie to be recorded no
later than December 31, 1969, in order for Second Parties to
be entitled to receive homestead exemption in the coming year,
to keep the real estate taxes to a minimum.
Second Parties agree to pay all costa, charges and
expenses, including attorneys fees and title searches, reason-
ably incurred or paid by First Parties because of the failure
of Second Parties to promptly and fully comply with all coa-
ditione, covenants and agreements contained herein. In the
event Second Parties fail to pay M1hen due any suws.of money
payable by virtue of this agreement within 15 days next after
