TO HAVE AND TO HOLD all and singular the said property hereby conveyed, mortgaged, pledged or as- signed by the Mortgagor, or intended so to be, unto the Mortgagee, in fee simple. And the Mortgagor covenants with the Mortgagee, that the Mortgagor has full power and lawful right to convey said land in fee simple as aforesaid; that it shall be lawful for the Mortgagee at all times peaceably and quietly to enter upon, hold, occupy and enjoy said land; that said land is tree from all encumbrances except as may be herein described; that'the Mortgagor will make such further assurances to perfect the fee simple title to said land in the Mortgagee as may reasonably be required; and that the Mott~agor hereby fully warrants the title to said Iand~and will defend the same a ninst a lawful claim of alt persons whomsoever.
