That if Second Parties ahall first raake the payments -
and per~orm the covenants hereinafter mentioned on their part
to be made and performed, First Parties hereby covenant and aqree
to convey and assure to Second Parties, their heirs, executors,
administrators, or assigns, in fee simple, free from all encum-
brances, by a good and sufficient Warranty Deed, the following
described property situate in St. Lucie C7ounty,~Fl,orida: .
Lot 17, Block 4, IIIDIAN ffiLIS ESTATF~, as per plat
thereof reoorded in Plat Book 10, page 32, public
records of St, Lucie County, Florida, .
and, Second Parties hereby covenant and agree to pay First
Parties the sum o~ TWELVS THOUS~IND SEVEN BUNDRED FII~TY DOLLARS
, ($12, 750.00) with interest at the rate of seven per cent (796)
per annum, as follows:
$750.00 on or before the signing of this Agree~aent,
receipt whereof is hereby acknowledged;

Each installtaent shall first be applied on the pay-
ment of interest, taxes and insurance and then on
the unpaid balance of the principal sum. The m~onthly -
installments will remain at $110.00 per month unless
taxes or insurance cause the payments to fluctuate
- upward or downward from their present level, and both ,
parties hereto aqree that if such fluctuation occurs,
that the monthly payments will be adjusted according-
